MEP condition surveys — mechanical, electrical and plumbing. Whole-building and estate-wide programmes for public-sector, blue-light and commercial clients, delivered as auditable asset data. EPCs, floor plans and stock condition surveys also available.
MEP condition surveys at building and estate scale — plus the compliance work that sits alongside them. Scope agreed up front, fee fixed before mobilisation, data delivered in a format your asset system can actually use.
Current and previous survey programmes span emergency-service estates, London boroughs, transport infrastructure and commercial buildings. Several engagements are covered by non-disclosure agreements, so those clients are described by sector rather than by name.
Delivering to public-sector standards means every report I produce is structured for scrutiny — auditable, data-ready, and built to last beyond the initial handover. That same rigour is applied to every instruction, regardless of size.
— Adam Rodrigo, Director · Survections Ltd

Adam Rodrigo — Founder & Director
MEP surveyor and accredited DEA with 5+ years across London’s most demanding public-sector portfolios — mechanical, electrical and plumbing systems, surveyed and recorded so organisations can make long-term asset decisions from the data.
Work now centres on whole-building and estate-wide MEP condition surveys, including live operational and emergency-service premises where access is restricted and the reporting has to stand up to audit.

MEP condition surveys are priced against scope. A single building typically falls between £2,000 and £3,000 + VAT; large, complex or multi-plant-room buildings typically run £5,000 to £10,000 + VAT. Estate programmes are priced per building against an agreed schedule of rates, which brings the per-building cost down.
The variables are floor area, number of plant areas, total asset count, access and out-of-hours requirements, and the reporting format you need. Every fee is fixed in writing before mobilisation — there are no scope-creep invoices.
Smaller compliance work is also available: EPC from £70, floor plan from £50, both together from £105, snagging from £330, stock condition from £88 per unit.
Same-day lodgement is standard for most London properties. Your EPC is lodged directly to the national register within 24 hours of the survey — often the same afternoon. You'll receive the certificate by email and it's publicly searchable immediately.
Yes. Under the Energy Performance of Buildings Regulations 2012, an EPC is a legal requirement before marketing any property for sale or let. From April 2025, new tenancies must achieve a minimum rating of C. A survey will identify exactly what's needed to comply and the most cost-effective improvements.
A full MEP condition survey covers mechanical, electrical and plumbing plant and equipment: HVAC (AHUs, chillers, FCUs, boilers), electrical distribution (HV/LV switchgear, distribution boards, transformers, UPS and standby generation), water services, sanitaryware and above/below-ground drainage, fire and life-safety systems, BMS and controls, and any specialised plant relevant to the building type — including operational, secure and 24/7 facilities.
Deliverables include a condition-graded asset register with photographic evidence, remaining useful life (RUL) estimates, a PPM schedule. Supplied in Excel and PDF formats.
A snagging survey is for new-build properties before legal completion — it identifies defects, unfinished work, and MEP installation issues for the developer to rectify at no cost to you. Best done before you move in.
A stock condition survey is for housing associations, local authorities, and portfolio landlords. It systematically assesses the condition of building fabric and MEP components across multiple existing units to plan capital maintenance budgets and prioritise spend.
